Dweller utilizes a residential ground lease to assist homeowners without access to financing to purchase an ADU. By offering this unique solution, Dweller ensures that more ADUs get built and used as long term rentals and that more homeowners benefit from this extra source of monthly income.

Lease Terms and Conditions

Term: 25 years

Buyout: Homeowner can buy the ADU at any time for Buyout Price; must complete buyout by Year 10. Buyout likely through refinance of first mortgage or at sale of property.

Buyout Price: Fixed at retail price at closing

Rent Share: Homeowner receives 25% of gross monthly rent

Minimum Rent: Homeowner receives $200/month if unit is vacant

Utilities: Dweller reimburses homeowner for incremental water, sewer and garbage expenses each month. ADU tenant pays electricity and cable.

Property Taxes: Dweller pays incremental property tax associated with ADU each year.

Property Management: Dweller is responsible for managing units and selecting tenants.

Expenses: Dweller responsible for all maintenance and turnover expense for ADU.

Security Interest: Dweller owns ADU as personal property; lease is recorded on title.

Sale of Property: Homeowner must fulfill requirements of ground lease prior to selling property. Options include assigning lease to new owner or buying the ADU.
